By creating the buffer between ocean and buildings not only did it allow to utilize the beachfront but created expansive views that almost no other area offers along the beach accept City of Surfside the neighboring city to the south. Bal Harbour does not have any commercial spaces along the Collins Ave and for that reason, all of the Bal Harbour condo buildings pretty much offer resort amenities and services with many complexes having restaurants, cafes, beauty salons, and other features. Bal Harbour New Condos
With such a limited area to work within the Village Bal Harbour beachfront just does not have the space for new construction. At this point just about all of the beachfront has been built up. The only new construction condo complex on the island is Oceana which offers luxury amenities. There is just no more beachfront to build more of Bal Harbour new condos.
